How a build actually runs
Five stages.
No surprises in stage four.
Most people are told a house takes a year. It rarely does. Here is the real sequence, with the timelines we have measured across 142 handovers — sanction delays and monsoon included.
Site visit & feasibility
We walk the plot with you, check soil, setbacks, road width, water table and the neighbour's wall. You get a one-page feasibility note and an honest range — not a quote, a range.
Drawings & sanction
Architectural, structural and MEP drawings, then LDA or the local development authority. The drawing part takes four weeks. The sanction part is not in our hands — plan for it.
BOQ, rates & contract
Line-item BOQ down to the tile adhesive, with brands named and rates locked for the contract period. If you change a specification later, the revised cost is shown before work resumes.
Structure & finishing
Foundation to slab, then the long finishing months where most builders go quiet. One site engineer stays with your project throughout, and you get a photo update and a running cost sheet every Friday.
Snagging & handover
You walk the house with us and list every defect. We fix the list before you get keys, not after. Warranty documents, as-built drawings and a maintenance schedule are handed over together.
A 3,000 sq ft house in Lucknow, from first meeting to keys, realistically runs 16 to 22 months. Anyone promising twelve is either not counting sanction, not counting monsoon, or planning to cut the curing schedule. We would rather lose the enquiry than start with a number we cannot hold.

Rajeev Malhotra started as a site engineer in 1996, on a government housing job near Kanpur where the contractor ran out of money at plinth level. He spent four months finishing it on borrowed credit because the families had already sold their old homes. That is roughly the entire philosophy of the firm, learned early and expensively.
Ironwood was founded in Lucknow in 2001 with two masons and a Bajaj scooter. Twenty-five years on, it is fourteen people — four site engineers, a quantity surveyor, an in-house interior lead and a core crew of masons and carpenters who have been on the payroll, not the labour market, for over a decade. Rajeev still visits every active site twice a week.
We take on eight to ten projects a year. Not more. If we are full, we will tell you that instead of taking your advance and starting late.
Five things we will not compromise on
- 21 days of curing. Not fourteen because the client wants to move in. Concrete does not negotiate.
- Waterproofing before tiling. Every wet area gets a 24-hour ponding test, photographed and dated.
- No silent substitution. If the specified brand is unavailable, you approve the alternative in writing first.
- One engineer, one site. Your project is never handed to whoever is free that week.
- The Friday cost sheet. Spend to date against BOQ, every week, whether the news is good or not.
